Before you submit your application, ensure you have reviewed our Screening Criteria and Requirements. Not doing so risks an incomplete application.

Screening Criteria
$50 Application Fee
*Refundable if application is not accepted. This covers the cost of background checks and administrative tasks. This fee is required for each applicant.
Positive Identification
All individuals over 18 must complete their own application and pay the application fee. Applicants must provide valid government-issued identification.
Renters Insurance
Approved applicants must present renters' insurance proof with at least $300,000 in personal liability. List tenants or request separate insurance policies
Qualification Criteria
Each applicant must meet the criteria independently, Co-signers may be considered.
Income Verification
Proof of income is required, demonstrating earnings of a combined 2.5x monthly rent.
Credit Screening
Negative credit report could require additional deposit.
Pet and ESA Policy
Applicants must disclose any pets or ESAs on their application, including photos and, if applicable, an ESA letter, plus rabies vaccination proof. Not disclosing this information could lead to application cancellation.
Rental History
Applicants should have three years of positive rental history with references.
Background Checks
After receiving the application and fee, the agent will check public records for any criminal history of the applicant or proposed tenants. Denial of the application may result from felonies or misdemeanors.

Moving In
Before you move-in you are required to have proof of active renters insurance for each tenant in the household.
Move-In Inspection Checklist
General Condition
Prior to move-in, note the overall condition of the apartment including walls, ceilings, floors, light fixtures, and more.
Kitchen
Appliances are clean and functional. Check for leaks under the sink. Cabinets and drawers are clean and functional.
Bathroom(s)
Plumbing fixtures are in working order and free of leaks. Mirrors and fixtures are secure. Ventilation fan works.
Check windows/doors for proper operation and security. Inspect for pest infestation. Ensure smoke detectors/carbon monoxide detectors are functional.
Bedroom(s) & Living Areas
HVAC System
Ensure the heating, ventilation, and air conditioning system is operational.
Safety Equipment
Check that fire extinguishers and other safety equipment are accessible and in good condition.
Exterior & Common Areas (if applicable)
Inspect sidewalks, driveways, and parking areas for damage or safety hazards. Check common areas for cleanliness and safety.
